Estimating your cost

This isn't a price list. We bill by the hour, so the only thing that moves your total is how long the property takes. Use these to budget, not to quote.

Marissa — $300/hour · Justin — $350/hour, plus sales tax. 30-minute minimum: $150 with Marissa, $175 with Justin.

We bill in 15-minute increments and always round down. A 40-minute shoot bills at 30 minutes, not 45.

Our hourly rate includes all of your homes photos styled, licensed, delivered at MLS sizing, with window pulls, light object removal and sky replacement.30 minutes of travel time is included.

Two examples

A 1,500 sq ft home, photos only — about 40 minutes on site, billed at 30. $150 with Marissa, $175 with Justin.

The same home with drone and a Zillow 3D tour — about 55 minutes, billed at 45. 262.50 with Justin.

Virtual staging and virtual twilight are the only things not billed as time — $25 per image, plus tax. Nothing else is added after the shoot.

What affects how long a shoot takes

Square footage is a starting point, not the whole story. A chopped-up 2,000 sq ft house with eight rooms takes longer than an open 2,500. What actually moves the clock:

  • How ready the home is when we arrive — clutter, dishes, beds, cords, bins
  • Whether the owner or agent is on site, and whether rooms need clearing as we go
  • Pets that need moving room to room
  • Staging level, and how much resetting a room needs before it photographs
  • Land — acreage, outbuildings and lot lines all add coverage
  • Weather, for anything flown

The biggest one is preparation. A home that's ready when we walk in shoots at the fast end of every range above.
